81-Story Supertall Planned for Brickell: The Tower Set to Redefine Miami’s Skyline

A zoning application has been submitted to Miami-Dade County for an 81-story skyscraper planned at 1414 Brickell. Designed by Arquitectonica and developed by 1414 Brickell, LLC, with Walter Defortuna among the stakeholders, this supertall tower is set to reach 1,010 feet in height. It will feature 560 residential units, 84 hotel rooms, 145,950 square feet of office space, and 6,038 square feet of retail, all integrated into the bustling Brickell corridor. The building’s base will include a multi-level podium with a glass façade, housing 1,226 parking spaces.

The application, filed on February 20, utilizes Miami-Dade’s Rapid Transit Zoning (RTZ), shifting regulatory oversight from the city to the county and offering more development flexibility.

Renderings reveal a sleek, glass-wrapped tower with a distinctive stacked and offset design, accented by open-air sky gardens. The building’s linear silhouette is softened by illuminated terrace cutouts that alternate sides as the structure ascends. These cutouts, framed in white stucco or paneling, introduce greenery and contrast with the darker exterior. A prominent cutout at the tower’s summit adds a crown-like touch, making it stand out on the skyline.

At the base, the glass-clad podium provides space for retail and parking. As the tower rises, horizontal bands of balcony glass railings create a rhythmic pattern, highlighting its verticality. The design skillfully balances solid massing with recessed voids and linear detailing, enhancing its architectural presence in the high-rise district.

The project advances as Miami continues to attract global investors and attention. Recently, the Future Investment Initiative (FII) PRIORITY Summit took place at the Faena Hotel & Forum in Miami Beach, hosted by Saudi Arabia’s sovereign wealth fund. The event gathered influential figures like Stephen Ross, Ken Griffin, Barry Sternlicht, and Jared Kushner, highlighting Miami’s growing status as a global business and investment hub.
